Building Maintenance Technician

Columbia Power & Water Systems (CPWS) is a public utility proudly serving the citizens of Columbia and Maury County Tennessee since 1939. CPWS is seeking a Building Maintenance Technician to perform general maintenance, repair, and upgrades of all CPWS facilities. The Building Maintenance Technician will be responsible for ensuring buildings, equipment, and grounds are safe and in good repair at all times.
 
The primary duties & responsibilities of this position include: 

  • Perform a variety of maintenance, troubleshooting, and repairs of CPWS buildings, facilities, offices and related furnishing and fixtures. Coordinate repair with outside contractors when necessary.
  • Perform general plumbing maintenance and installation tasks; install and repair valves, faucets, pipes, drinking fountains, toilets, and clear clogs.
  • Repair and/or install electrical switches, outlets, light ballast, light fixtures and thermostats; replace lights and clean lighting fixtures.
  • Troubleshoot HVAC issues
  • Inspect and replace filters on all building equipment according to a scheduled maintenance timeframe.
  • Conduct regular inspection of building and equipment for safety hazards, structural issues, etc. Report issues to the Safety Director and Vice President of Power Operations and coordinate repairs.
  • Assist in the installation, modification, and repair of building equipment and systems.
  • Maintain and repair non-technical facility components (i.e. walls, floors, locks, etc.)
  • Move, repair, and/or replace office furniture, machinery, equipment, and other materials as needed.
  • Routinely inspect for and treat insects, pests, and rodents.
  • Responsible for groundskeeping and landscaping, including but not limited to trash removal, pressure washing building exterior, window cleaning, weeding, watering, mulching, brush removal, and snow removal.
  • Respond promptly to maintenance requests.
  • Maintain appropriate service repair work order records.
  • Other duties as assigned
 
Physical Requirements: 
 
Able to lift and carry up to 100 pounds, work extended hours standing, kneeling and/or crouching, and walk across undeveloped terrain. Able to get in and out of a vehicle multiple times during the day. Able to work in weather conditions that may be cold, hot, rainy, and windy. Able to navigate and operate in confined spaces such as trenches, pits, manholes, etc., which may require bending, crawling, and maneuvering in tight areas. Able to occasionally safely and comfortably work at heights of up to 60 feet. Able to work inside and outside and be exposed to noisy places, fumes, chemicals, toxic substances, and machinery. Able to work with and in close proximity to electrical equipment including but not limited to meters, transformers, etc., low and high electrical voltages, electrical and magnetic fields, and potential exposure to electrical shock.
 
Education, Experience, and Qualifications:
  • High School Diploma or equivalent required
  • Maintain a valid State of Tennessee Driver’s License; driving record must meet the requirements to be covered by CPWS liability insurance.
  • 2-3 years of experience in building maintenance or a related field required
  • Strong knowledge of mechanical, electrical wiring, plumbing, and HVAC systems required
  • Certificate of completion from a trade school in industrial maintenance, electricity, plumbing, or HVAC preferred
  • Commercial Electric Licensed preferred
